NABERS Assessments

The National Australian Built Environment Rating System (NABERS) measures the environmental performance of offices, hotels, shopping centres and homes in Australia.

Great Forest Australia was the assessor for the first office building to gain a NABERS Waste rating under the new guideles in August 2018.

About NABERS

Aims

The aim of NABERS is to encourage and facilitate innovation and improvements in the environmental performance of buildings.

Office buildings using NABERS to regularly measure their performance have reported an average improvement in energy efficiency of 8.5%, and water efficiency of 11%.

These improvements lead to a reduction in running costs, and a reduction in Greenhouse Gas emissions.

NABERS assessments can be undertaken in:

  • Energy Efficiency
  • Water Usage
  • Waste Management
  • Indoor Environment Quality

Each NABERS assessment awards a star rating to the building or tenancy that is based on actual operational performance using 12 months of measured data such as energy or water bills, or a waste audit.

All buildings have an environmental impact. According to NABERS, buildings use 40% of the world’s energy, emit 40% of the world’s carbon footprint, and use 20% of the world’s drinking water.

About the Rating System

NABERS compares the performance of a building or tenancy to benchmarks that represent the performance of other similar buildings in the same location.

The rating takes into consideration:

  • The climatic conditions in which the building operates
  • The hours of its use
  • The level of services it provides
  • The energy sources it uses
  • Its size and occupancy.

In an effort to encourage building owners to improve the environmental performance on their asset, it is now a requirement for sellers and lessors of commercial office space larger than 1000 square metres to obtain a NABERS Energy for offices rating for their building. This rating must be included in advertisements for the sale or lease of affected buildings or areas.
